Thank you, I will – but I’m concerned about incurring lots of legal costs. I assume standard contract law exists based on offer & acceptance at the time, plus I am protected by consumer protection laws and laws governing how house details are described?

Consumer protection law may or may not be relevant here. Eg the core provisions of the Consumer Rights Act 2015 apply to contracts involving goods, services and digital products – not real property.

In any case, this sort of question cannot be answered in the abstract. It will depend upon the particulars, including the documentation.
