Thank you, I will - but I'm concerned about incurring lots of legal costs. I assume standard contract law exists based on offer & acceptance at the time, plus I am protected by consumer protection laws and laws governing how house details are described?

Answer to the question: 

Consumer protection law may or may not be relevant here. Eg the core provisions of the Consumer Rights Act 2015 apply to contracts involving goods, services and digital products - not real property.

In any case, this sort of question cannot be answered in the abstract. It will depend upon the particulars, including the documentation.
